Can Foreigners
Buy Property in Anguilla?
The Short Answer
Yes, You Can.
Whether you're looking for a beachfront villa, a hillside retreat, or undeveloped land with ocean views, foreigners can legally and seamless purchase property in Anguilla.
At Properties in Paradise, we've closed transactions for international buyers from the United States, Canada, the UK, and Europe. We know this process inside and out because we've done it hundreds of times, and we have the team on-island to guide you through every step of the way.
There's one key requirement: the Alien Landholding License. It's straightforward, well-established, and simple when you have the right team guiding you.
Here's Everything You Need To Know.
Our Standard
We don't list properties we haven't personally inspected. Every home and parcel on our site has been vetted by our Anguilla-based team. No exceptions.
What Foreign Buyers Need To Know
Anguilla welcomes international investment. There are no restrictions on who can buy, only a few guidelines on what and how.
Lot Size
Foreign purchasers are generally limited to half an acre (0.5 acre) of land. Larger parcels require special permission, which we can help you navigate on a case-by-case basis.
Beachfront Properties
Prime sandy beachfront land is reserved for tourism and commercial developments. However, cliffside properties, rocky coastline parcels, and inland locations with stunning ocean views are all available to foreign buyers. At Properties in Paradise many of our most spectacular listings fall into these categories. If you do purchase beachfront, you'll be required to offer it for rental. For most of our clients, this is a beneficial feature, not a limitation, as Anguilla's luxury rental market is exceptionally strong.
Construction Requirements
Once your Alien Landholding License is approved, you must complete construction of at least 2,000 square feet within 18 months. Delays incur penalties, and extended non-compliance can result in forfeiture. With our trusted and broad network of trusted and skilled local builders and architects, we are equipped to be your partner to ensure your project stays on track.
Zoning
Zoning rules apply, especially in environmentally sensitive areas. This is where local expertise matters. We know every zone, every parcel, every nuance, and we'll tell you exactly what's possible before you commit to a property that doesn't align with your goals.
